Villa Carpe Diem was designed and built for the current owners.
VCD has since 2007 earned its living as a self-catering villa located in Maroni on the beautiful south coast of Cyprus, halfway between Larnaca and Limassol, approximately 3 km from the beach and the sea. It has been designed to facilitate a person with accessibility or mobility issues to live or to holiday with family or friends.
VCD occupies an elevated position some 70 metres above sea level. Approached by quiet country roads and up a hill, leads into one of two level paved driveways at either lower ground level or ground level.
The villa is arranged over three levels. All internal floors are laid with Azteca ceramic tiles with three colour variations used. For room dimensions please refer to the floor plans. All windows are tinted and double glazed and set in sand colour aluminium frames. Where appropriate metal shutters are fitted to screen out the sun. All opening windows are fitted with removable mesh insect screens. The property benefits from a three phase electricity supply with RCD protection. All electrical switch plates and sockets are UK 13 amp specification by MK. All sockets are double, switched outlets. TV aerial and telephone points are available in all rooms.
The ground floor forms the open-plan kitchen, dining room and sitting room of the main house.
The upper floor comprises four bedrooms, a twin or double bedded room, two double rooms and a king-size bedded room with en-suite) plus a family bath/shower room. Two large storage cupboards and the loft area are accessed from the upper floor corridor.
The lower ground floor comprises the self-contained accessible suite, a patio area with a half height wall, the double garage, storage room and workshop/tool room. The garden and main house are approached via a gently sloping, wide, ramped path which can be illuminated at night.
There is a wide paved path that runs from the parking area to the front door, and also from the parking area to the terrace and pool. The front entrance is well lit by overhead light in the porch. The solid oak front door is 86cm/34ins wide.
The hall, stairs and landings are all well lit using ceiling lights. The entrance hall opens into the sitting area. The glazed oak door to staircase is set into a glazed full height screen. The staircase to the first floor has 18 non-slip limestone steps with 2 spiral curves and 1 landing. It has a rail on the left side (going up) and is 97cm/38ins wide.
The sitting room/lounge, dining area and kitchen are in one open plan L shaped space. It is situated on the ground floor with level access throughout. The room has a mixture of seating consisting of 2 leather sofas and 2 upholstered sofas and another soft chair with feather cushions. There is a wide screened digital smart TV and a DVD Player with remote controls. A remote controlled ceiling mounted fan serves the lounge area. Lighting is natural daylight through 5 windows, and at night 2 central hanging lights and 3 side table lamps.
The verandah area can be accessed from this room via a double glazed door. The windows in this area all have venetian blinds which can be drawn during the day according to need.
The dining room is at the other end of the sitting room space. There are no doors in between. The dining table with the extension leaf in place seats eight comfortably with free space around the table. Chairs (all moveable) – 8 chairs with upholstered seats that have no arms. Lighting is natural daylight through 2 full height sliding doors, and at night a ceiling lamp over the table.
The kitchen is in the L-shape, separated from the dining space by a dividing island cupboard unit. The all electric kitchen has a ceramic hob. A fan assisted oven is under the hob and has a drop down door, a combination microwave is on the worktop.
The dual sink and drainer are in front of the kitchen window looking out over the swimming pool. The sink has a single lever mixer tap. Kitchen appliances include a fridge/freezer, microwave, dishwasher, washing machine, cordless 360 degree revolving kettle, coffee maker and 4 slot toaster. A good range of wall and floor cupboards provide excellent storage.
There is a round pedestal table with four chairs in the kitchen. Lighting is a central ceiling lamp above the table, plus a hob light and led task lighting above the work surfaces. A double glazed door leads out to the verandah.
These bedrooms are on the upper floor accessed by the staircase next to the entrance hall.
The master bedroom has a king-size bed and an en-suite shower room with dressing area containing built in wardrobes with drawers and high level storage. There are three shower/bathrooms in the main house. The bathrooms are fitted with white sanitaryware by Ideal Standard.
Bathroom 1 is the en-suite to Bedroom 1. It has a step in shower, toilet and wash basin. The shower and wash basin have single lever taps and the shower head can be hand-held or fixed.
Bathroom 2 is the main bathroom on the upper floor. It has a bath with an over-bath shower, toilet and wash basin. The bath/shower and wash basin have single lever taps and the shower head can be hand-held or fixed.
Bathroom 3 is on the ground floor. It has a double size shower, toilet and wash basin. The shower and wash basin have single lever taps and the shower head can be hand-held or fixed.
The accessible suite can be reached in two ways: either by stairs from the main house or from the open-fronted double garage. The stairs are of non-slip limestone, there are 14 steps with two landings. There is a door both at the top and the bottom of the stairs. A passageway runs the length of the suite. All rooms are accessed from this passageway.
SITTING ROOM / SECOND BEDROOM (accessible suite)
This room is on the right of the passageway as you enter from the garage. There are sliding patio doors leading onto a patio terrace. This room is lit by a ceiling lamp and side table lamps.
MAIN BEDROOM (accessible suite)
The accessible bedroom is situated off the passageway. There is natural light from the window and at night there is a central ceiling light and two bedside lights on bedside cabinets by each bed. There is a built in wardrobe with drawers and high level storage. There is also a freestanding wardrobe with shelves at floor level.
WETROOM / BATHROOM (accessible suite)
The wet room contains a full length bath with overhead/handheld shower, a toilet, wash basin and wet room area with overhead/handheld shower head and gently sloping floor to the drain. There is a gently sloping path from the garage leading up to the swimming pool and sun terrace area of the main house. The sun terrace leads via a gently sloping ramp to the covered verandah and balcony area. The path, sun terrace and pool area are paved with non-slip limestone tiles. There is a gas BBQ on the sun terrace. The verandah is level and paved with ceramic tiles. There is a wooden table and eight chairs on the verandah, and a seating area with a sofa and two easy chairs plus two more easy chairs at the other end of the verandah.
The garden is lit by led lights. The verandah is lit by electric wall lights.
The pool is 10×5 metres and is a salt water pool. Salt water is gentle on the skin and eyes. The shallow end is 0.9 metres deep and is 2.0 metres long, the floor of the pool then slopes gently for 6.75 metres until it reaches a depth of 1.65 metres and continues level for a further 1.25 metres at the deep end. There are 3 steps forming an arc with a central handrail leading into the pool at the shallow end and a set of ladder steps at the deep end. A manual hoist is provided which works with a swivel and a sling to provide access to the pool for those who cannot manage the steps.
The major cities (Larnaca 25 mins, Limassol 25 mins, Nicosia 45 mins) and airports (Larnaca 25 mins Paphos 60 Mins) are a convenient drive in a car. A bus service is available between Maroni to Larnaca. The Zygi marina is popular with boat owners, tourists and is home to the colourful local fishing boats.
